This article is devoted to the analysis of current legal issues arising in the process of real estate purchase and sale in the Republic of Uzbekistan. It examines matters related to the legal regulation of transactions, restrictions for foreign citizens, encumbrances on real estate, notarial formalities, and mortgage lending. Special attention is paid to gaps in legislation, the impact of state policy on the real estate market, and the consequences of economic factors such as inflation and currency devaluation. Based on the analysis of regulatory acts and their practical application, recommendations are proposed for improving the legal framework in this area.
