This article explores the modern trends in the legal regulation of land relations. It analyzes legal approaches to the use and management of land resources, based on international practices, national legislation, and ongoing social changes. Special attention is given to property rights, land leasing, public-private partnerships, and the implementation of digital technologies in land governance. The article also provides recommendations to address existing legal gaps, drawing on best practices from international experience.
