This article provides a comprehensive analysis of recent reforms in property and land law of the Republic of Uzbekistan within a transition economy. It examines the conceptual shift from administrative-command vestiges to classical private law mechanisms. Special attention is given to strengthening private property guarantees, introducing the public reliability principle of the state real estate register, and the commercialization of land as a full-fledged market asset. Furthermore, the study substantiates the objective necessity of adopting limited property rights, specifically the building right (superficies), to stimulate the investment climate and real estate market development.
