This article provides a comprehensive analysis of the theoretical and practical aspects of the mechanismsof institutional regulation of the residential real estate sector in Namangan region. The study studies the relationshipbetween the territorial characteristics of the construction sector and the development of the housing market, investmentflows, the institutional environment and regulatory instruments on a scientific basis. It also assesses the effectivenessof state policy, the land allocation system, mortgage mechanisms and infrastructure development in the residential realestate sector. Based on empirical analysis, differences in capital concentration, imbalances and levels of developmentacross regions are identified. As a result of the study, scientifically based proposals and practical recommendationsare developed aimed at institutionally improving the residential real estate sector. This approach is of great importancein ensuring the sustainable development of the construction sector in the regional economy and reducing territorialimbalances.
